A complimentary 60-minute walkthrough of your elevator portfolio with a BaileyFinch engineer. Written assessment delivered within 5 business days. The purpose is to surface what is working, what is exposed, and what would be different if the building had a contract that protected it.

Tell us about the building.
A BaileyFinch engineer reads every submission inside 24 hours. No sales queue.
01 / What we cover
Six dimensions.
One walkthrough.
The survey is not a sales call dressed up as a consultation. The engineer walks the cars, reads the dispatch log, talks to the building staff, and produces a written assessment that names what is working and what is exposed.
01
Maintenance posture
Current contract coverage, route discipline, parts sourcing, vendor responsiveness. Where existing contracts protect the contractor instead of the building.
02
Modernization candidates
Cars due for controller upgrades, door operator replacement, fixture refresh, ride-quality retuning. Phased work plans that respect tenant occupancy.
03
Code exposure
Open ASME A17.1 / A17.3 items, missing Cat 1 / Cat 5 documentation, AHJ violations on the books, inspection cycle gaps. What an auditor would flag tomorrow.
04
Response-time reality
Documented dispatch performance vs. the contract language. Where the gap between the SLA and the reality is creating risk for the building.
05
Portfolio reporting
Whether your incumbent reports per car, per visit, per portfolio. The reports an asset manager can actually use to make decisions.
06
Bundle opportunities
Whether elevator alongside HVAC, janitorial, grounds, and fleet on a single prime would reduce admin overhead and improve accountability.
02 / Who this is for
02.01
Facility directors with portfolio responsibility
You manage elevators across multiple sites and you need an honest, OEM-independent read on whether your current vendor is earning the contract.
02.02
Contracting officers ahead of a bid window
You are 9 to 12 months from the next renewal or solicitation and you want a defensible technical baseline before the RFP goes out.
02.03
Property managers inheriting a building
You did not pick the incumbent and you need a written assessment of what you walked into. The survey is a clean baseline document.
03 / Why BaileyFinch
The walkthrough is the same conversation we have on day one of a paid engagement.
BaileyFinch Facility Services is an SBA-Certified SDVOSB prime. We ship elevator and integrated facility contracts into federal facilities, SLED portfolios, and commercial property. Our position on elevator service: documented response times, OEM-independent parts sourcing, and contracts that protect the building. The survey reflects that same posture.

04 / Direct answers
Questions buyers
ask first.
What does the site survey cost?
Nothing. The walkthrough and the written assessment are at no charge.
What do you do with the survey data?
We use it to write the assessment you receive. We do not share it. We do not enroll you in a newsletter. We do not start a sequence.
What if we are inside an active contract?
The survey still produces a useful written read on what your current vendor is doing well and where the gaps are. Many buyers use this 9 to 12 months before the next bid window.
How many buildings can you survey?
One to a representative sample of a multi-site portfolio. For very large portfolios, we propose a phased survey approach in the written assessment.
Will you sign an NDA?
Yes. Agency NDAs, prime NDAs, or our standard mutual NDA. Send it with the request and we will return it executed.
Is there a follow-up obligation?
No. The written assessment is yours to keep. If there is a contract fit, we will say so directly. If there is not, we will say that too.
