Maintenance Contracts
Full-coverage, modified-full, and basic-coverage agreements built to a written scope.
Monthly preventive routes per ASME A17.6, code-mandated tests, parts replacement on a scheduled cadence, performance reporting per car. Routes are documented. Visits are timestamped. Reports go to the facility manager every month without you asking.

Modernization
Controller upgrades, door operators, fixture replacement, ride-quality re-tuning, regenerative drives.
Phased work in occupied buildings with minimal car downtime per phase. We work with your tenants, your security, and your AHJ on permit and inspection timing. Old equipment goes; new equipment is commissioned with a written acceptance test you sign.

24/7 Emergency Response

Response time targets are written into every contract. The dispatch log is appended to your monthly report. No upcharges for off-hours work covered under the agreement. The phone gets answered.

Are you the OEM service provider?
No, and that is deliberate. We are an independent service provider working across Otis, Schindler, KONE, TKE, Mitsubishi, and the rest. Parts sourcing is transparent. We do not steer you toward a brand we are paid to push.
What does ASME A17.1 compliance support actually mean?
It means our routes, tests, and documentation align with the ASME A17.1 safety code (and A17.3 for existing installations). We track required inspection cycles, coordinate with your authority having jurisdiction, and produce documentation packages that hold up under inspection review.
How do you handle multi-site portfolios?
We assign a contract manager per portfolio, route work through vetted regional crews, and consolidate reporting. One invoice, one accountable contact, regional response times documented per site.
